New boutique office in the heart of Fitzrovia

Royal London Asset Management approached BuckleyGrayYeoman in 2011 with a desire to redevelop the property and transform the existing offices into more efficient, flexible floor plates, equally suited to a single tenant or multi-let scenario on a floor-by-floor basis.

Elegantly situated in the heart of Fitzrovia, 15-18 Rathbone Place is desirably unique. This entirely new development sits behind a fully renovated façade. Organised over 5 upper floors it boasts private terraces, outstanding views and design details that enhance the character of this development. A fully glazed ground floor ensures visibility from the street and excellent levels of natural light within.

The existing building at 15-18 Rathbone Place comprised two mid-terrace properties (each with ground, basement, plus 5 upper levels) dating from the 19th century that had been been joined together internally for use as one commercial property. The re-development retained the historic masonry street elevation to 4th floor level, with demolition of the rear parts of the building to construct a new building behind the retained façade.

Although the existing building is not listed, the site lies within the prestigious Hanway Place Conservation Area. The decision taken early on to retain the historic façades was a key one, and helped pave the way towards Planning consent. Other key moves included a new glazed and zinc-clad rear façade, a single architectural feature staircase, exposed brickwork, new core, WCs and lifts, balconies and terraces to each floor, a new double height reception and improved street presence for the building’s main entrance.
